Many Queensland homes sit on excellent land with the wrong plan. Renovation is the work of finding the house that was always possible inside the one you own — better light, better proportion, better flow to the outside.
What we take on
- Whole-home renovations. Reworking the entire floor plan, services and finishes so the house performs as a single considered design rather than a series of past decisions.
- Ground-floor builds under and additions. Adding living space beneath or beside an existing home, including the structural and certification work that makes it legal and durable.
- Second storey additions. New upper levels where the block cannot spread, engineered to sit on existing footings and framing without compromise.
- Kitchens, bathrooms and joinery. High-end wet areas, custom cabinetry, stone, tapware and lighting, set out before demolition begins.
- Outdoor living and pools. Alfresco areas, decks, pool surrounds and landscaping that connect the interior to the yard properly instead of as an afterthought.
Why renovations go wrong
Renovations get a bad reputation because too many start with demolition and finish with guesswork. Existing houses hide things — old plumbing runs, timber that has moved, levels that are out, waterproofing that was never right. If those are discovered after the walls are open, every one of them becomes a variation, a delay and an argument.
Our approach is to investigate first. We survey what is actually there, involve the engineer early, resolve the new set-outs on drawings, and price the work against a documented scope. The result is fewer surprises, a program you can plan your life around, and a finished house where the new work does not announce itself as new work.
Renovate or rebuild
Sometimes the honest answer is that the existing house is not worth keeping. If the structure is compromised, the orientation is wrong, or the cost of retaining walls and floors exceeds the value they add, a new custom home will give you more for the same money. We will tell you that early rather than after you have spent on documentation.
Where the bones are good — solid footings, a decent aspect, a plan worth reworking — renovation is usually the better investment, and it keeps you in a suburb you already chose for a reason.
