A development has to work twice: as an investment and as a place someone wants to live. AGIC Projects builds duplexes and small residential developments across the Gold Coast, applying the same detailing we bring to a private custom home.
Where we add value
- Site feasibility. Reviewing zoning, overlays, minimum lot sizes, setbacks and site cover before you buy, so the numbers are tested against what the block can legally hold.
- Yield and layout planning. Designing plans that maximise usable internal area and outlook rather than raw floor area, because that is what the end buyer or tenant actually pays for.
- Design and documentation. A resolved, buildable set of drawings and specifications, coordinated with the certifier, engineer and surveyor.
- Construction and program control. Tight trade sequencing, in-house carpentry and regular reporting, because on a development every extra week is a holding cost.
- Titling and handover. Coordination through survey plan, final inspections and separate titles where the project is subdivided.
Design that resells
Most duplexes are built to a formula, and it shows. Two mirrored plans, a blank street elevation, a courtyard nobody would sit in. The margin on that kind of project is thin because the product is interchangeable.
We treat a duplex as two homes that share a wall. Each side gets its own entry sequence, natural light on more than one aspect, real outdoor space and joinery that would not embarrass a private residence. The street elevation is composed rather than assembled. That is what shortens the selling period and lifts the achievable price, and it costs less to design well than to discount later.
